Tenant’s Fees

(ALL FEES QUOTED ARE THE MAXIMUM APPLICABLE)

Administration & Referencing (Subject to Negotiation)

  • Application, identity check, right to rent check & contract negotiation fee of £250.00 (£300.00 incl. VAT) per property will be charged for 2 tenants
  • Application, identity check, right to rent check & contract negotiation fee of £150.00 (£180.00 incl. VAT) per property will be charged for single tenants
  • Referencing fees are £50.00 (£60.00 incl. VAT) per person
  • If a Guarantor is required, a fee of £100.00(£120.00 incl. VAT) is required

Prior to Moving In

  • A fee of £120.00 (£144.00 incl. VAT) is required to cover the cost of a check out, which is performed by an independent company
  • A deposit is required, this is usually one month’s rent +£300.00 (unless requested differently by the Landlord)
  • If you have pets, an additional deposit of £200.00 is required
  • You are also required to pay the first month’s rent (varies depending on the property)
  • If you would like to amend the move-in date 7 days prior to the original move-in date, a fee of £25.00 (£30.00 incl. VAT) is required
  • Inventory fees, if not manged by us you are liable for this cost.  Studio £100.00 (£120 incl. VAT); 1 Bed £120.00 (£144.00 incl. VAT); 2 Bed £140.00 (£168.00 incl. VAT); 3 Bed £160.00 (£192.00 incl. VAT); 4 Bed + £180.00 (£216.00 incl. VAT)

Charges During Tenancy

  • A fee of £60.00 (£72.00 incl. VAT) is required for a renewal of a tenancy, this is to re-register your deposit & provide a new tenancy agreement
  • If you and your Landlord have agreed to lapse to a periodic tenancy, a fee of £25.00 (£30.00 incl. VAT) is required
  • If you need to vacate the property before the break clause, if applicable, an early surrender fee of £400.00 (£480.00 incl. VAT) is required; you are also liable for the rent until the day before a new tenant moves in
  • Amendments to the tenancy agreement will incur a fee of £75.00 (£90.00 incl. VAT) (This includes adding or removing tenants from the agreement)
  • If your rent is late, a fee of £50.00 (£60.00 incl. VAT) is required, an additional £15.00 (£18.00 incl. VAT) is required per letter sent until your rent is brought up to date; this is capped at £150.00 (£180.00 incl. VAT)
  • If paying by cheque and the cheque is returned, this will incur a fee of £25.00 (£30.00 incl. VAT)
  • If you fail to attend an appointment, a fee of £25.00 (£30.00 incl. VAT) is required (This may be a property inspection or any pre-arranged appointment/viewing that is confirmed at least 24 hours in advance.)
  • If a maintenance call is deemed to be your responsibility, you will be charged the invoice amount & if funds are not received within 14 days, a late payment fee of £50.00 (£60.00 incl. VAT) will be applied
