Slades Estate Agents have been part of the local Christchurch community for over 30 years. During all this time David Slade has been at the helm and although he is still fully involved in the company the office is now run by his fellow partner in the business, Miles Tarpey. The team also consists of Associate partner Jordan Bunce together with Ben Price, Rob Hanwell, Mike Read, Margaret Malt and Barbara Anson.
Christchurch is a beautiful and vibrant town in an enviable position at the confluence of the River Stour and the River Avon. There are picturesque walks along the quay as well as a rich history to explore with castle ruins and one of the largest parish churches in England – the 11th Century Priory. There are a variety of pubs, bars, cafes and restaurants to suit everyone. The town is home to a weekly market as well as regular events including Stompin on the Quomps and Christchurch Food Festival. Christchurch mainline railway station to London Waterloo and regular bus services connect the town seamlessly to the surrounding areas.
Our core areas are Christchurch Town Centre, Stanpit, Mudeford, Friars Cliff, Burton, Winkton, Hurn, West Christchurch and St. Catherine’s Hill.
Property values in Christchurch can vary. Factors like exact location, size, condition and tenure can all influence value. Other factors can be school catchment as well as how close you are to popular locations, such as, the town centre, Mudeford Quay, Avon Beach and Friars Cliff, St Catherines Hill and the rivers Avon and Stour. An online estimate can provide a broad indication, but an in-person valuation allows us to consider improvements, presentation, outlook and current buyer demand before recommending a realistic marketing price.
Slades Estate Agents produce a monthly local property market update, which details current market conditions and offers helpful advice to buyers, sellers, landlords and tenants in Christchurch and the surrounding areas. The local market updates can be found within the news section of our website.
Currently, the property market in Christchurch is healthy, with buyer demand across all parts of the market remaining high and transaction levels in line with recent years. We are seeing higher than average stock levels of property for sale; indeed, Rightmove confirm a ten-year high across the whole market. This provides buyers with more choice, and has in turn led to a softening in sale agreed prices, as homeowners compete for buyer interest.
A number of factors can come into play here. Great presentation and a realistic asking price are always important. We can give help and advice on this from the outset to ensure that when we list your property for sale, you hit the ground running. There are always hotter and cooler parts of the market, and these can vary, but in general we find there is demand across all sectors of the local market.
Currently, family homes in the middle market seem to be gaining the most interest, with those in close proximity to The Priory, Christchurch Infants and Twynham Senior schools being the most popular. This can change regularly as we have a wide range of property types in the local area to suit anyone from first time buyers through to the retired.
The town centre can be very popular with people that are retired or those that don’t drive, whilst West Christchurch can be popular for those looking for a larger garden and more outside space. Property can be more affordable in parts of Burton and Somerford which can make it popular for younger families or those who are downsizing.
We have a number of very popular schools in the area. Christchurch Infants/Juniors and The Priory School both remain very popular. Senior Schools include Twynham, Highcliffe Comprehensive and The Grange. These lead into 6th form as well as onto Brockenhurst College.
Absolutely, great schools and leisure facilities means Christchurch is a wonderful place for families. Sandy beaches, forest walks, sports centres and parks are all close to hand. For commuters, Christchurch is on the main trainline providing a regular service to London Waterloo in under 2 hours. Downsizers will find plenty to choose from whatever their budget.
Slades are the Estate Agent of choice in Christchurch for a number of reasons. We offer unrivalled local coverage not only from our Christchurch town centre location but also from our other local branches at Southbourne, Highcliffe and Bransgore. We also have a fantastic link to London buyers with our Fine & Country office. F&C have an office network right across London headed by our flagship office in Park Lane, London W1 commanding one of the most prestigious locations in the country.
Demand for rental property remains high in Christchurch across all property types with more properties needed in all areas to keep up with demand. Particular hot spots at the moment are houses and bungalows close to the town centre. If you are considering renting out a property that you own, please call us for a chat.
Key selling periods have traditionally been during the spring and autumn markets, although, in recent years, we have seen more of a steady flow of sales throughout the year rather than peaks and troughs. The school summer holidays and Christmas time were always quieter times to sell in, but in recent times the market has remained buoyant, if not quite as good as the spring peak.
From our Christchurch office we cover West Christchurch, St Catherines Hill, Fairmile, Jumpers, Central Christchurch, Burton, Somerford, Mudeford, Friars Cliff and Hoburne.
Selling your home, of which is for most of us our most expensive asset, should not be left to chance. Experience matters, as mistakes can be costly, both financially and emotionally.
Slades Estate Agents have been trading in Christchurch since 1992. Although directors David Slade and Miles Tarpey had already been working in the property industry in the town for many years prior to that. With these years of local experience comes a wealth of knowledge and understanding, the subtle nuances of both property and the property market in the Christchurch area; this local knowledge has been filtered throughout the ranks at Slades over the years.
Choosing knowledge and experience from a genuinely local estate agent, with roots in the town, a town centre office location, attracting many people considering a move to the area, and giving clients a convenient location to come and speak with us whenever the need arises. Essential elements in maximising the true potential of your home.
I started the business in 1992 and have over 40 years of experience in the profession. I am a chartered surveyor and specialise in Land & New Homes. I love the challenge of finding development potential in clients’ property. Outside of the office, I like to play golf, keep fit and travel.
I joined the firm in 2008 as a Director and am a member of the National Association of Estate Agents. Born and bred in Christchurch, I have strong local knowledge and take a keen interest in local matters as a part of the Christchurch Chamber of Trade and The Christchurch Harbour Association.
I started my career at the Christchurch Office in 2012 and am now an Associate Director. I am an experienced valuer and negotiator with an eye for presenting my clients’ homes to a high standard. In my free time, I enjoy watching Chelsea and exploring all that the local area has to offer with my wife and two young children.
Having spent a number of years in automotive sales, I joined Slades in 2020. After a spell at our Highcliffe Office, I have gone on to become a Branch Manager at the head office in Christchurch. When not at work, I enjoy spending time both on the water and in the countryside. I am grateful to live in the perfect area for both pursuits.
Along with Miles, I am in charge of the day to day running of Fine & Country. I initially trained as a Quantity Surveyor, providing a strong foundation for the technicalities of unique homes and have spent over a decade working in the luxury property sector. I’ve always lived locally, so spend my spare time on the beach or forest walks, with a balance of being a self-proclaimed tech geek and keeping up with the latest technological advances.
