Landlord’s Fees

(ALL FEES QUOTED ARE THE MAXIMUM APPLICABLE)

Fully Managed Package (Subject to Negotiation)

  • A Monthly Management Fee of 9% (12% incl. VAT) will be deducted from the monthly rent, for Overseas Landlords a management fee of 12.5% (15% incl. VAT) will be required
  • A first time set up fee of £175.00 (£210.00 incl. VAT) is required
  • If you would like to re-let your property through us, a set-up fee of £125.00 (£150.00 incl. VAT) is required
  • If you have agreed to renew the tenancy with your Tenants, a renewal fee of £95.00 (£114.00 incl. VAT) is required
  • Inventory fees.  Carried out by an independent inventory company.  Studio £100.00 (£120.00 incl. VAT); 1 Bed £120.00 (£144.00 incl. VAT); 2 Bed £140.00 (168.00 incl. VAT); 3 Bed £160.00 (£192.00 incl. VAT); 4 Bed + £180.00 (£216.00 incl. VAT).  Check-In Fee to test smoke and carbon monoxide detectors on first day of tenancy £60.00 (£72.00 incl. VAT)
  • Should a dispute be raised with the TDS, a charge of £100.00 (£120.00 incl. VAT) will be applied to provide the TDS with relevant paperwork
  • If you wish to terminate your contract, a fee equivalent to 3 month’s commission or one month’s rent is required – whichever is the greater
  • If you are an Overseas Landlord and you fail to provide an NRL exemption certificate; a fee of £50.00 (£60.00 incl. VAT) per quarter is required

Let Only Package (Subject to Negotiation)

  • A set-up fee of 50% (60% incl. VAT) of the first month’s rent or £400.00 (£480.00 incl. VAT) is required, whichever is the greater
  • A fee of £60.00 (£72.00 incl. VAT) is required in order to produce all tenancy agreements
  • A fee of £120.00 (£144.00 incl. VAT) is required to cover the cost of a check out which is carried out by an independent company
  • A fee of £60.00 (£72.00 incl. VAT) is required for a tenancy extension

Additional Services

  • A fee of £25.00 (£30.00 incl. VAT) is required for any additional management inspections
  • If you would like for us to carry out a Gas Safety on your property a fee of £60.00 (£72.00 incl. VAT) is required.
  • If you would like for us to carry out an Energy Performance Certificate a fee of £80.00 (£96.00 incl. VAT) is required
  • If you would like for us to install a Carbon Monoxide detector a fee of £35.00 (£42.00 incl. VAT) is required
  • If you would like for us to install a Smoke Alarm a fee of £35.00 (£42.00 incl. VAT) is required
  • If you would like for us to carry out a Legionnaires Risk Assessment, a fee of £80.00 (£96.00 incl. VAT) is required
  • For additional key cutting, the cost may vary due to retailer costs
  • If you wish to withdraw from an agreed let, a fee of £150.00 (£180.00 incl. VAT)
  • Contractor’s invoices may be subject to agent’s commission
