Landlord’s Fees

(ALL FEES QUOTED ARE THE MAXIMUM APPLICABLE)

Fully Managed Package (Subject to Negotiation)

  • A Monthly Management Fee of 9% + vat (12.5% inc vat) will be deducted from the monthly rent, for Overseas Landlords a management fee of 12.5% (15% inc. VAT) will be required
  • A Set UP fee of £199.00 (£238.80 inc VAT) is required
  • If you have agreed to renew the tenancy with your Tenants, An End of Tenancy Administration & Renewal Fee of£95.00 (£114.00 inc VAT) is required.
  • To register the deposit a fee of £25.00 (£30.00 inc VAT) is required.
  • For each tenant reference a fee of £50.00 (£60.00 inc VAT) is required.
  • Should a dispute be raised with the TDS, a charge of £150.00 (£180.00 inc VAT) will be applied to provide the TDS with relevant paperwork
  • If you wish to terminate your contract, 3 months’ notice is required and a fee of a months’ rent plus vat is payable by you.
  • If you are an Overseas Landlord and you fail to provide an NRL exemption certificate; a fee of £50.00 (£60.00 inc VAT) per quarter is required
  • You are liable for the cost of the inventory & check out; Studio £140 plus vat (£168 inc vat) Studio; 1 bed £150 plus vat (£180 inc vat); 2 bed £165 plus vat (£198 inc vat); 3 bed £185 plus vat (£222 inc vat); 4 bed + £195 plus vat (£234 inc vat). Check in - By Law Smoke detectors must be tested on the first day of tenancy, you are liable for this cost of £80 (£96 inc vat), Check out up to 2 bed £120 (£144.00 inc vat), Check out over 2 bed £150.00 (£180 inc vat).

Tenant Find Bundle

  • A set-up fee of 50% of the first month’s rent or £400.00 (£480.00 inc VAT) is required, whichever is the greater
  • A fee of £150 (£180 inc VAT) is required to cover the cost of a check out which is carried out by an independent company
  • A fee of £80 (£96 inc VAT) is required for a check-in. By Law smoke detectors must be tested on the first day of tenancy.
  • A fee of £125.00 (£150.00 inc VAT) is required for a tenancy extension
  • Should a dispute be raised with the TDS, a charge of £150.00 (£180.00 inc VAT) will be applied to provide the TDS with relevant paperwork. This is conditional upon a check out being conducted by an inventory company. We are not able to represent you if this is not provided.
  • You are liable for the cost of the inventory & check out; Studio £140 plus vat(£168 inc vat) Studio; 1 bed £150 plus vat (£180 inc vat); 2 bed £165 plus vat (£198 inc vat); 3 bed £185 plus vat (£222 inc vat); 4 bed + £195 plus vat (£234 inc vat). Additional Services

  • A fee of £60.00 (£72.00 incl. VAT) is required for any additional management inspections
  • If you would like for us to carry out a Gas Safety on your property a fee of £60.00(£72.00 inc VAT) is required
  • If you would like for us to carry out an Energy Performance Certificate a fee of £90.00 (£108.00 inc VAT) is required
  • If you would like for us to install a Carbon Monoxide detector a fee of £56.67 (£68.00 inc VAT) is required
  • If you would like for us to install a Smoke Alarm a fee of £48.33 (£57.99 inc VAT) is required
  • If you would like for us to carry out a Legionnaires Risk Assessment, a fee of £66.00 (£79.20 inc VAT) is required
  • If you would like for us to carry out PAT Testing, a fee of £66.00 (£79.20 inc VAT) is required.
  • For additional key cutting, the cost may vary due to retailer costs
  • If you wish to withdraw from an agreed let, a fee of £150.00 (£180.00 inc VAT)
  • Right to Rent check on Tenants £45.00 + vat (£54 inc vat) per property
  • Contractor’s invoices may be subject to agent’s commission
