Today’s Autumn Budget has been delivered against a backdrop of continuing pressure on household finances, and while there have been relatively few direct announcements affecting the buying and selling of property, there are some welcome measures that could help households across our local area.
For anyone considering a move in Christchurch, Southbourne, Highcliffe or Bransgore, the most encouraging message is that the Government is taking further steps to ease everyday costs. While these measures won’t transform the housing market overnight, greater confidence in household finances is always welcome when people are making important decisions about their homes.
Some welcome help with household energy bills
One of the Budget’s most immediate announcements is a £100 energy payment for households in Council Tax bands A to D this winter. The Chancellor has said the measure is intended to support around 20 million households.
The Government has also announced an extension of its temporary removal of VAT from domestic electricity bills through to July 2027. According to the Chancellor, this will reduce the annualised energy price cap by around £50 compared with what it would otherwise have been.
Looking further ahead, gas standing charges are due to be removed during 2027, or as soon as possible afterwards. The Treasury estimates that approximately 60% of households with gas accounts could save an average of £45 annually, although the outcome will depend on individual usage because fixed costs will instead be incorporated into unit rates.
For residents of coastal properties, traditional family houses and larger detached homes across our area, household running costs are an important consideration. Any reduction in financial pressure is therefore a welcome development, even if the actual savings vary from household to household.
Encouragement for first-time buyers
The Government has also previously announced plans for a new equity-loan scheme called Your First Home, designed to help eligible first-time buyers purchase new-build homes.
The proposed scheme would support deposits as low as 2.5%, alongside a Government-backed equity loan of 20% of the purchase price, with an initial interest-free period.
It is important to emphasise that the scheme is not yet an immediately available option for buyers. Eligibility will depend on household income, local property price limits and participating developers, with the final arrangements requiring confirmation.
Nevertheless, helping more people overcome the deposit barrier is a constructive ambition. An accessible first step onto the property ladder can, in time, support movement elsewhere in the market, as existing homeowners progress to larger properties.
What does this mean for our local market?
The property market across our area is wonderfully varied, from seaside apartments in Southbourne and Highcliffe to traditional homes in Christchurch and family properties around Bransgore.
Different buyers naturally have different priorities. Some are looking to be closer to the coast, others need more space for a growing family, while many established homeowners are considering whether the time is right to downsize.
Those decisions are rarely determined by one Budget announcement. Mortgage affordability, the cost of moving, available properties and personal circumstances all play an important part.
However, measures that help households manage their finances can be beneficial to confidence, and confidence is important to a healthy property market.
For sellers, the fundamentals remain unchanged. Good presentation, realistic pricing and effective marketing are essential, particularly where buyers have a choice of properties.
For buyers, careful budgeting and a clear understanding of the costs of ownership remain just as important as the asking price.
A positive reason to look ahead
My view is that today’s Budget provides some useful support for household finances rather than a dramatic change in direction for property.
This is positive, as a more predictable environment, with some easing of everyday expenses, can give people greater confidence to make decisions they’ve perhaps been considering for some time.
Whether you are hoping to move closer to the coast, find a larger family home or make a lifestyle change, there is no reason to put your plans on hold.
At Slades, we’re always happy to discuss the local market, provide an up-to-date assessment of your property’s value and help you consider the opportunities available across Christchurch, Southbourne, Highcliffe and Bransgore.
Good property decisions begin with good local advice – and that’s every bit as relevant after today’s Budget as it was before.
